Real Estate Gifting: Possession-Day Kits, Broker Gifts and Site-Visit Giveaways

How developers can plan possession day gifts for home buyers, broker-meet gifts that respect the TDS rule, and site-visit giveaways people actually keep.

Real estate developers gift at three moments (the key handover, broker and channel-partner meets, and site visits), and each needs a different kit. The short answer: build possession day gifts for home buyers around a branded keychain plus something for the new kitchen, keep broker gifts useful and tax-aware, and hand out site-visit giveaways light enough to be used the same day. This guide covers what to include, sensible budget bands, the TDS and RERA basics, and how to time orders around Navratri and Dhanteras.

Three moments real estate developers gift around

Most real estate corporate gifts fall into one of three buckets. Each has a different audience, quantity and tone, so a single generic hamper rarely works for all three.

- Possession day (key handover): the emotional peak of the buyer's journey. Quantities match the number of units handed over in a tower or phase, anything from 25 to a few hundred at a time. The tone is celebratory and personal.

- Broker and channel-partner meets: business relationships with the people who bring you walk-ins and bookings. Quantities depend on your partner network. The tone is professional, with tiers for top performers.

- Site visits: high volume, low unit cost, and recall is the whole goal. The tone is friendly and practical.

Planning all three in one brief saves time. You approve your logo artwork once, keep branding consistent from sales gallery to handover, and can often combine quantities for better bulk pricing on shared items like keychains.

Possession day gifts for home buyers: the key-handover kit

A buyer may have waited years for possession. The handover is when your brand is most welcome in their life, so the kit should feel like it belongs in the new home, not in a drawer of freebies.

A strong key handover kit has three layers: something that holds the keys, something for the kitchen or living room, and presentation that makes the moment photograph well.

Why the keychain is the hero of a key handover kit

The keys are the reason everyone is in the room. A branded keychain is the one gift that gets used from the first minute, every single day, for years. That makes it the best-value branding item in the whole kit.

The Premium PU Leather Keychain is laser-engraved on a steel logo plate, so the developer or project logo stays crisp. If you prefer a more metallic look, the Premium PU Leather Metal Keychain is also laser-branded. You can browse more options in our Personal Accessories range.

A practical tip: hand the keys over already attached to the keychain. The buyer's photo of that moment then carries your brand naturally.

Home-use drinkware and coasters for the new kitchen

The first weeks in a new home are full of guests: the griha pravesh, relatives, neighbours dropping in. Gifts that help serve tea or coffee get used immediately.

Budgeting a possession kit: bands, quantities and bulk discounts

Every listed price on our site includes standard logo branding and excludes GST, so the figure you see is your per-unit cost before tax and any bulk discount. Product cards always show the live price.

Typical bands for possession kits:

- Under ₹500: a keychain plus coasters, or the vacuum flask set on its own. Clean and useful for large handover batches.

- ₹500–₹1,000: a ready pack such as the Festive Elegant Essential Pack, which bundles a tote bag, PU leather wallet, keychain, multi-card holder and luggage tag with chocolate, tealights and a greeting card.

- ₹1,000–₹2,000: a custom kit combining the flask set, keychain, coasters and a gourmet add-on in a magnetic box, built on our Build Your Box page.

Most products get bulk discounts of 3% at 25+ units, 5% at 50+, 7% at 100+ and 10% at 200+. Packs are priced item by item, so swapping one item changes the total. If you hand over in phases, ask about ordering for a full tower at once to reach a higher discount slab.

Gifts for channel partners in real estate: what works at broker meets

Gifts for channel partners in real estate should respect that brokers are business people. They spend their day on calls, site visits and paperwork. Desk and personal-carry items that support that routine work far better than decorative pieces.

The Wooden Desk Organizer with Clock and Calendar is laser-branded on wood and sits on a broker's desk all year. That is a quiet reminder of your project every time they plan a client visit. For partners who are always on the move, the Executive Essential Pack bundles a PU leather pouch, wallet, card holder, passport holder, keychain and luggage tag in a magnetic box.

Two ideas that help at broker meets:

- Tier the gifts. Give every attendee a standard kit and keep a premium tier for top-closing partners of the quarter.

- Gift at the meet itself. Handing kits over at a launch or a rewards evening ties the gift to recognition, not just to the brand.

The same thinking applies to client gifting more broadly. Our guide to corporate gifts for clients in India covers occasions and dual-branding in more depth.

TDS on broker gifts under Section 393(1) of the Income-tax Act, 2025

Broker gifts raise a tax question that possession kits for individual buyers may not. According to Aditya Birla Capital's explainer on the old Section 194R, TDS of 10% applies to business benefits or perquisites, in cash or in kind, given to a resident once the total crosses ₹20,000 in a financial year.

That provision has since moved. According to TDSMAN and Bajaj Finserv, from 1 April 2026 Section 194R is replaced by Section 393(1) of the Income-tax Act, 2025. If your finance team still calls it the "194R rule", that is the old name for the same idea.

What this means in practice:

- Brokers and channel partners are business associates, so gifts, rewards and sponsored trips given to them are likely to count towards the annual threshold.

- Track the total value per partner across the financial year, not per gift, because Diwali kits, launch-event gifts and incentive trips can add up.

- Whether gifts to individual home buyers fall under the rule is a question for your CA, as it depends on the facts of each case.

This is general information, not tax advice. Confirm the current thresholds and your obligations with your CA. Every Printing Labs order comes with a GST invoice, which makes the value of each gift easy to document.

Site-visit giveaways that don't end up in the car boot

Most site visit giveaways fail because they are paper-heavy or forgettable. A brochure folder gets tossed in the car boot. A water bottle handed over on a hot afternoon walk-through gets opened on the spot.

The Sipper Aluminum Water Bottle - White takes laser or UV branding and is light enough for families to carry around a sample flat. For a slightly fuller giveaway, the Promotional Gift Pack combines that sipper bottle with a white coffee mug, a mobile pop socket, laptop stickers and a thank-you card, all packed in a white paper bag.

What tends to get kept after a site visit:

- Bottles, used immediately on site and later at work or school.

- Keychains, small enough to hand to every visitor and used daily.

- Coasters, which end up on a coffee table at home with your project name on them.

Keep the giveaway to one or two genuinely useful items. A visitor juggling a toddler, a brochure and a site map won't appreciate a heavy bag.

Keeping giveaways on the right side of RERA advertising rules

Branded giveaways carry your project name, so treat them as part of your marketing material. According to Paisawise's summary of UP-RERA guidelines, under Section 3 of the RERA Act a project of more than 500 sq m or more than 8 flats cannot be advertised, booked or sold until it is registered with RERA. The same source notes that ads may list only facilities the project will actually have.

According to TaxGuru, channel partners and agents must also register with RERA before they advertise or market a project. Storyboard18 reported that UP-RERA has warned developers that all promotional and sales material must follow its guidelines or face financial penalties.

We have not found a RERA rule that specifically bans or permits gifts to buyers. A sensible approach is to have your legal or compliance team review giveaway artwork, show the project's RERA registration number wherever the project is promoted, and avoid any line that promises an amenity the project won't deliver.

Timing real estate gifting around Navratri, Dhanteras and Gudi Padwa

Property buying in India traditionally clusters around auspicious muhurats, so it makes sense to plan launches, handovers and gifting around them.

- Navratri usually falls in September or October. It is widely seen as an auspicious time for new beginnings, which makes it a natural window for launches, site-visit giveaways and broker meets.

- Dhanteras usually falls in October or November. It is traditionally considered auspicious for buying property and valuables, so plan handover kits and festive partner gifts well ahead of it.

- Gudi Padwa usually falls in March or April. With the 2027 date already behind us, plan Gudi Padwa 2028 launches and handovers now, especially for Maharashtra projects.

Exact dates shift every year, so confirm them against Drik Panchang or your company holiday list before fixing launch dates.

Working backwards from the muhurat date

Production takes 7–10 business days after mockup approval. Delivery then takes 2–4 business days by air or 5–9 by surface. Add a few days for artwork changes and approvals on your side, and a festive order should ideally be confirmed four to five weeks before the handover or launch date.

Express production is possible only on selected items, so ask us early rather than counting on it during the festive season.

How to order branded real estate gifts from Printing Labs

The process is the same whether you need 25 handover kits for a boutique project or 1,000 site-visit bottles for a township launch.

1. Shortlist items from the products above or start from a ready pack.

2. Preview your logo on each product in the Mockup Studio.

3. Approve the digital mockup, which we share before production starts.

4. Receive a GST invoice and delivery pan-India, to your head office, sales gallery or site office address.

Frequently asked questions

What should a possession day kit for home buyers include?

Start with a branded keychain to hold the new keys, then add something for the home, like a vacuum flask set or coasters. Finish with a magnetic box and a welcome card. Gourmet add-ons such as dry fruits suit the griha pravesh mood but must be ordered with at least one other product.

What is a sensible budget per possession kit?

The under ₹500 band works well for large handover batches, while ₹1,000–₹2,000 suits premium projects. Our listed prices include standard logo branding and exclude GST. Bulk discounts of 3–10% apply on most products from 25 units upwards, but not on gourmet items.

Do gifts to real estate brokers attract TDS?

They are likely to. According to Aditya Birla Capital, the old Section 194R required 10% TDS on business benefits above ₹20,000 in a financial year. According to TDSMAN, this provision moved to Section 393(1) of the Income-tax Act, 2025 from 1 April 2026. Confirm the details with your CA.

Can the kits carry our logo and project name?

Yes. Standard branding covers your logo, and the project name can be part of the artwork. The method depends on the product: laser on keychains and wood, laser or UV on steel and aluminium bottles, and sublimation on coasters. For per-unit details like flat numbers, ask us at quote stage.
